Lexari A&E Residential Services is a property management company based in the Chicago, Illinois area. We operate this resident portal to allow tenants to submit maintenance requests, make rent payments, and manage their tenancy online. References to "we," "us," or "our" refer to Lexari A&E Residential Services.

2. Information We Collect

When you create an account or use our portal, we may collect the following information:

• Personal identification: First and last name, email address, phone number
• Tenancy information: Unit number, property address, lease dates, monthly rent amount
• Payment information: Payment method type, transaction amounts, and payment history. Card numbers and bank account details are processed directly by Stripe and are never stored on our servers.
• Maintenance requests: Descriptions of issues, photos if submitted, and communication history
• Usage data: Login timestamps and activity within the portal

3. How We Use Your Information

We use the information we collect to:

• Create and manage your tenant account
• Process rent payments securely through Stripe
• Receive, track, and respond to maintenance requests
• Send you notifications about your account, payments, and maintenance updates
• Communicate move-out procedures and inspection results
• Comply with legal obligations as a property management company

4. Payment Processing & Security

All payment processing is handled by Stripe, a PCI-DSS compliant payment processor. When you pay by credit card or ACH bank transfer:

• Your card number, bank account number, and routing number are transmitted directly to Stripe using industry-standard TLS encryption
• We never see, store, or have access to your full card or bank account details
• Stripe is certified to PCI Service Provider Level 1 — the highest level of certification in the payments industry
• For Zelle payments, you transact directly through your banking app. We only record the amount you report and notify the property manager to confirm receipt.

5. Data Storage & Protection

Your account information and tenancy data are stored securely using Supabase, which provides:

• Encrypted data storage on secured servers
• Row-level security ensuring you can only access your own data
• Secure HTTPS connections for all data transmission

We implement reasonable technical and organizational measures to protect your personal information against unauthorized access, alteration, disclosure, or destruction.

6. Who We Share Your Information With

We do not sell your personal information. We share your data only with:

• Stripe — to process payments securely
• Supabase — to store and manage your account data
• Resend — to deliver email notifications
• Property management staff — to respond to maintenance requests and manage your tenancy
• Legal authorities — if required by law or to protect our rights

7. Data Retention

We retain your personal information for as long as your tenancy is active and for a reasonable period afterward as required by Illinois landlord-tenant law and general record-keeping obligations. You may request deletion of your account by contacting us at lexarilegacy@yahoo.com.

8. Your Rights

You have the right to:

• Access the personal information we hold about you
• Request correction of inaccurate information
• Request deletion of your account and associated data (subject to legal retention requirements)
• Opt out of non-essential communications

Terms of Service

1. Acceptance of Terms

By accessing or using the Lexari A&E Residential Services tenant portal, you agree to be bound by these Terms of Service. If you do not agree, do not use the portal.

2. Account Eligibility

You may only create an account if you are:

• 18 years of age or older
• A current or prospective tenant of a property managed by Lexari A&E Residential Services
• Providing accurate, complete, and truthful information

3. Account Activation

Accounts created through self-registration are subject to approval by Lexari A&E Residential Services. Account activation is not guaranteed and is at the discretion of property management. An account may be declined if the information provided cannot be verified or if no tenancy agreement exists.

4. Account Responsibilities

You are responsible for:

• Maintaining the confidentiality of your password
• All activity that occurs under your account
• Notifying us immediately of any unauthorized use at lexarilegacy@yahoo.com
• Ensuring your contact information remains accurate and up to date

5. Rent Payments

When making payments through this portal:

• You authorize Lexari A&E Residential Services to charge the stated amount to your selected payment method
• Card payments include a processing fee of 2.9% + $0.30 per transaction
• ACH bank transfer payments include a flat fee of $5.00 per transaction
• Zelle payments carry no processing fee but must be confirmed by the property manager before they are marked as received
• Submitting a payment through the portal does not guarantee receipt — payments are subject to bank processing times and verification
• You remain responsible for your rent obligations regardless of any technical issues with the portal

6. Maintenance Requests

Maintenance requests submitted through the portal are received by Lexari A&E Residential Services staff. Submitting a request does not constitute a guarantee of a specific response time unless otherwise required by your lease agreement or Illinois law. Emergency maintenance issues should be reported by phone in addition to submitting a request through the portal.

7. Acceptable Use

You agree not to:

• Submit false, misleading, or fraudulent information
• Attempt to access other tenants' accounts or data
• Use the portal for any unlawful purpose
• Attempt to interfere with the portal's security or functionality

8. Termination

We reserve the right to suspend or terminate your account at any time if you violate these Terms, your tenancy ends, or for any other reason at our discretion. You may request account deletion at any time by contacting lexarilegacy@yahoo.com.

9. Disclaimer of Warranties

The portal is provided "as is" without warranties of any kind. We do not guarantee that the portal will be available at all times or free of errors. We are not liable for any disruptions to service, failed payments due to third-party processor issues, or loss of data.

10. Limitation of Liability

To the fullest extent permitted by Illinois law, Lexari A&E Residential Services shall not be liable for any indirect, incidental, or consequential damages arising from your use of this portal. Our total liability shall not exceed the amount of rent paid through the portal in the preceding 30 days.

11. Governing Law

These Terms are governed by the laws of the State of Illinois. Any disputes shall be resolved in the courts of Cook County, Illinois.
